Who we are and what this policy covers
Home Plus Group LLC (“Home Plus,” “we,” “us”) provides residential and commercial property management services in Metro Detroit. This Privacy Policy explains how we collect, use, disclose, and safeguard information about you when you visit homeplusgroupllc.com (the “Site”), call or email us, ask about our services, apply for a tenancy, or become a resident or property owner client.
We act as the data controller for the information described here. Where we handle information on behalf of a property owner we manage for, that owner may be a separate controller and we act as their service provider.
This policy does not apply to the practices of third parties we do not own or control, including screening agencies, payment processors, and any website you reach through a link on the Site.
Information we collect
Information you give us. We collect personal information you choose to provide, such as:
- Contact details such as your name, mailing address, email address, and telephone number.
- Details about a property, such as its address, ownership status, and your role (owner, prospective owner, tenant, or vendor).
- Messages you send us by phone, email, or other means, including the content of those messages.
- Information you submit with a rental application or lease, such as income and employment details, identification, references, and household information.
- Payment and banking details needed to process rent, deposits, or fees, typically collected through a payment provider rather than on the Site.
Information collected automatically. Like most websites, our hosting and website-service providers may automatically record standard technical data, such as your IP address, browser type and version, device type, operating system, pages viewed, time spent on pages, referring website, and the date and time of your visit. This data is used to keep the Site running, keep it secure, and understand general usage.
Information from third parties. If you apply for a tenancy or otherwise authorize a background check, we may receive information from consumer reporting agencies and other screening providers, such as credit information, criminal and eviction records, and rental-payment history. We may also receive verification information from employers and prior landlords you list as references.
Information from other sources. If you become a resident, we may receive maintenance requests, inspection results, and correspondence related to your tenancy.
How we use information
We use the information described above to:
- Respond to inquiries, schedule consultations, and provide rental or property analyses.
- Evaluate applications, verify information, and make tenancy decisions using consistent written criteria.
- Enter into and perform a lease, management agreement, or other contract with you.
- Collect rent and other amounts owed, issue statements, and keep financial records for owners and residents.
- Coordinate maintenance, inspections, repairs, and emergency response.
- Communicate important notices about your property, tenancy, or our services.
- Comply with legal obligations, including recordkeeping, fair housing, and reporting requirements.
- Prevent fraud, abuse, and misuse, and protect the safety and security of our people, properties, and systems.
- Improve the Site and our services, and develop new offerings.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising.
How long we keep information
We keep personal information only as long as needed for the purposes in this policy, including to provide services, honor agreements, resolve disputes, meet accounting and audit needs, and satisfy legal requirements.
Retention periods differ by record type. Lease files, financial records, and screening materials may be retained for the periods required by applicable Michigan and federal rules, and longer where we have a legitimate business reason or an open matter. Inquiry and marketing-type records are typically kept until you ask us to stop contacting you or tell us to delete them.
When information is no longer needed, we delete it, destroy it, or de-identify it, subject to backup and archival copies that are protected and eventually purged.
How we protect information
We use administrative, technical, and physical measures designed to protect personal information, including access controls and least-privilege permissions, encrypted transmission over HTTPS, monitored hosting environments, staff training, and vendor review. Sensitive data such as Social Security numbers and full banking details is limited to the people and systems that need it.
No method of transmission or storage is completely secure. We cannot promise absolute security, and we ask you not to send sensitive information by unencrypted email. If a breach affects your personal information and notice is required, we will notify you in the manner the law requires.
Your privacy rights and choices
Depending on where you live, you may have the right to request access to the personal information we hold about you, ask for correction of inaccurate information, request deletion, object to or restrict certain processing, withdraw consent, request a portable copy of your information, or lodge a complaint with a supervisory authority.
You may also ask us not to contact you for marketing purposes. Opting out of marketing does not stop us from sending transactional or legally required notices about your property or tenancy.
To exercise a right, contact us using the details below. We may need to verify your identity first, and we may need additional information if your request is general. We do not charge a fee for a first request, and we respond within the timeframes the law requires. Some information is exempt from access or deletion, including records we must keep by law or that are needed to enforce an agreement.
We do not make decisions that produce legal or similarly significant effects based solely on automated processing without human review.
Tenant applicants, residents, and consumer reports
If you apply for housing and authorize a background check, we obtain a consumer report. The Fair Credit Reporting Act (FCRA) gives you rights regarding that report, including the right to know what information it contains, to dispute inaccurate or incomplete items with both the consumer reporting agency and us, and to receive an adverse action notice if we deny your application in whole or in part based on information in the report.
Applicant screening follows written, consistently applied criteria. We do not use information in a way that would unlawfully discriminate. If you are denied, the adverse action notice identifies the consumer reporting agency used and explains how to request a free copy of your report and how to dispute it.
Residents’ information is handled under the lease and applicable state law, including rules governing security deposits, entry, and record access.
Children's privacy
The Site is not directed to children under 13 and we do not knowingly collect personal information from them. If you believe a child has provided us information, contact us and we will investigate and delete it where appropriate. Household members who are minors may appear in a resident record as needed to administer a tenancy.
Third-party websites and services
The Site may contain links to other websites, and features such as maps or document viewers may load content from third parties. Those parties set their own privacy rules, and this policy does not cover their practices. Review their notices before providing information.
Visitors outside the United States
We operate in the United States and our processing takes place here. If you use the Site from outside the United States, your information will be transferred to and processed in the United States under U.S. law. Where we need a lawful transfer mechanism for regulated data, we put the required safeguards in place.
Changes to this policy
We may update this policy as our services, technologies, or legal duties change. The revision date at the top reflects the current version. For material changes that affect an active tenancy or agreement, we will provide notice reasonably calculated to reach you, such as email, written notice, or a prominent notice on the Site.
Contacting us about privacy
Questions, requests, or complaints about this policy or your personal information can be sent to the address below. Please include enough detail for us to locate your records, and do not include sensitive identifiers such as a full Social Security number in your first message.
