Acceptance of these terms

These Terms and Conditions (“Terms”) are a contract between you and Home Plus Group LLC (“Home Plus,” “we,” “us”) covering your use of homeplusgroupllc.com (the “Site”). By accessing or using the Site you agree to these Terms. If you do not agree, do not use the Site.

If you are using the Site on behalf of a company, association, or other entity, you represent that you have authority to bind that entity, and “you” includes that entity.

We may also publish separate rules, notices, or requirements for a particular service or page. Those supplement these Terms and control where they conflict.

About us and the Site

Home Plus Group LLC is a property management company based at 25205 Plymouth Rd Suite 400, Redford, Michigan 48239, serving Metro Detroit residential and commercial properties.

The Site is provided for general information about our services and how to reach us. It is not a portal for owner statements, resident ledgers, maintenance ticketing, or lease signing, and it is not an offer to rent or lease any specific property.

We may change, suspend, or discontinue the Site or any part of it at any time, and we may remove or update content without notice.

Permitted use

You may use the Site to learn about our services, contact us, and read our materials, for lawful purposes only and in a way that does not harm us, other users, or the Site.

You must be at least 18 years old, or the age of legal majority where you live, to enter into a contract with us.

Prohibited conduct

You agree not to:

• Use the Site for any unlawful purpose, or in a way that violates any federal, Michigan, or local law or regulation.
• Interfere with, disable, overburden, or impair the Site, including by denial-of-service attacks or sustained automated requests.
• Circumvent security measures, probe or scan for vulnerabilities without our written permission, or gain unauthorized access to any system or account.
• Scrape, harvest, or systematically extract content or data from the Site without our written permission.
• Impersonate any person or entity, misrepresent your affiliation, or post false or misleading information.
• Transmit viruses, malware, or other harmful code, or upload content you do not have the right to share.
• Use the Site to send unsolicited commercial messages, or to collect personal information about other people.
• Copy, resell, or commercially exploit the Site or its content without a written license from us.
• Use the Site to harass, threaten, or defame another person.

We may limit or block access to the Site, without notice, for conduct we believe violates these Terms or is harmful to us, other users, or the Site.

No professional advice

Content on the Site is general information about our services. It is not legal, tax, financial, insurance, real-estate, or property-management advice, and it is not a recommendation to act or refrain from acting.

Landlord-tenant, fair housing, building-code, and licensing rules change and vary by municipality. Consult a licensed attorney, accountant, or other qualified professional about your situation before making a decision. Nothing on the Site creates a professional-client relationship, and nothing on the Site should be relied on as a substitute for the written agreements that govern a tenancy or management engagement.

Our services are governed by separate agreements

Using the Site, calling us, or receiving a rental analysis does not create a property management agreement, lease, listing agreement, or any other contract. A management relationship begins only when the owner and Home Plus sign a written management agreement. A tenancy begins only when a resident and the owner or their authorized agent sign a lease.

Fees, commissions, service levels, and terms are set out in those written agreements and negotiated individually. Prices, figures, or claims on the Site are illustrative and are not quotes, offers, or guarantees of income, occupancy, returns, or savings.

We are not a party to disputes between an owner and a resident and do not arbitrate them through the Site; those matters are handled under the lease and applicable law.

Applications, screening, and tenancy decisions

Where you apply for a tenancy through us, you agree that your application and supporting information are accurate and complete, and you authorize verification and consumer-report checks as permitted by law and disclosed in our application materials.

Submitting an application does not reserve a unit or guarantee a lease. We apply written, consistently used screening criteria and may deny an application for legitimate, non-discriminatory business reasons. Providing false information may result in denial, revocation of an offer, or termination of a tenancy, and may be unlawful.

Your rights regarding consumer reports, including dispute and adverse-action rights, are described in our Privacy Policy and in any notice we send you.

Electronic communications

When you email us, call us, or use the Site, you consent to receive communications from us electronically, including notices about services, agreements, and changes to these Terms. You can opt out of marketing messages at any time by telling us; you may not opt out of administrative or legally required notices. Message and data rates may apply, and we are not responsible for messages that fail to reach you.

Intellectual property

The Site, including its text, photographs, graphics, layout, logos, and the “Home Plus Group” name and mark, is owned by Home Plus Group LLC or its licensors and is protected by copyright, trademark, and other laws.

We grant you a limited, revocable, non-exclusive, non-transferable license to view the Site and print or share single pages for your own personal, non-commercial use, keeping all notices intact. No other use is permitted without our prior written consent.

Third-party photographs, brand names, and materials shown on the Site remain the property of their owners and are used for identification or illustration only.

Information you send us

You keep ownership of information and materials you send us, such as questions, property details, or documents. You grant us permission to use them to respond to you, evaluate your inquiry or application, and administer our relationship with you, in line with our Privacy Policy. You represent that you have the right to send what you send and that it is accurate to the best of your knowledge. Please do not send sensitive identifiers, such as a full Social Security number or full bank account number, in an unencrypted message.

Third-party links and services

The Site may link to websites or services we do not control. We provide them for convenience and do not endorse them or guarantee their content, availability, or practices. Any dealings you have with a third party are between you and that party, and you are responsible for reviewing their terms and privacy notices.

Disclaimers

THE SITE AND ALL CONTENT ON IT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT, AND WITHOUT WARRANTIES THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, SECURE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.

WE DO NOT WARRANT THAT ANY PROPERTY DESCRIBED ON THE SITE IS AVAILABLE, THAT ANY RENT, PRICE, FIGURE, OR STATISTIC IS ACCURATE OR CURRENT, OR THAT YOU WILL OBTAIN ANY PARTICULAR RESULT FROM USING THE SITE OR OUR SERVICES. YOU USE THE SITE AT YOUR OWN RISK.

Some jurisdictions do not allow certain disclaimers, so parts of this section may not apply to you.

Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOME PLUS GROUP LLC AND ITS OWNERS, OFFICERS, EMPLOYEES, AGENTS, AND SUPPLIERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, OR BUSINESS OPPORTUNITY, ARISING FROM YOUR USE OF OR INABILITY TO USE THE SITE, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS ARISING FROM YOUR USE OF THE SITE WILL NOT EXCEED ONE HUNDRED DOLLARS ($100.00).

THESE LIMITATIONS APPLY WHETHER THE CLAIM IS BASED ON CONTRACT, NEGLIGENCE, STRICT LIABILITY, OR ANOTHER LEGAL THEORY, AND DO NOT LIMIT LIABILITY THAT CANNOT BE LIMITED BY LAW.

Indemnification

You agree to defend, indemnify, and hold Home Plus Group LLC and its owners, officers, employees, and agents harmless from claims, damages, obligations, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising from your use of the Site, your violation of these Terms, your violation of a third party’s rights, or information or materials you send us. This obligation survives your use of the Site and the termination of these Terms.

Fair housing and equal opportunity

Home Plus Group LLC provides property management services and evaluates applications without regard to race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected by federal, Michigan, or local fair housing law, and makes reasonable accommodations where required. We do not tolerate discrimination in our services, advertising, or tenancy decisions. If you believe discrimination has occurred, tell us using the contact details below and you may also contact the U.S. Department of Housing and Urban Development or the Michigan Department of Civil Rights.

Changes to these terms

We may revise these Terms at any time by updating this page. The revision date at the top shows when the page last changed. Continued use of the Site after a change means you accept the revised Terms. Where a change affects an active written agreement with you, the terms of that agreement continue to control, and we will give notice the agreement requires.

Governing law and disputes

These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws rules, and the federal laws of the United States where they apply. The parties agree that state and federal courts located in Wayne County, Michigan are the exclusive venue for disputes arising from these Terms, and you consent to personal jurisdiction there.

You must bring a claim within one year after it arises, or it is permanently barred, except where a different period is required by law. Claims arising from your use of the Site must be brought only in an individual capacity, not as a class or representative action.

Before filing suit, you agree to contact us and attempt in good faith to resolve the dispute informally for at least thirty days.

General terms

• If any provision of these Terms is held unenforceable, it is modified to the minimum extent necessary and the rest remains in effect.
• If we do not enforce a provision, that is not a waiver of our right to enforce it later.
• These Terms, together with our Privacy Policy and Accessibility Statement and any written agreement you sign with us, are the complete understanding about the Site and replace earlier statements about it.
• You may not assign these Terms. We may assign them in connection with a merger, acquisition, or sale of assets.
• Neither party is liable for a delay or failure caused by events beyond its reasonable control, such as natural disasters, utility or internet failures, labor disputes, or government action.
• Sections that by their nature should survive termination, including intellectual property, disclaimers, limitation of liability, indemnification, and governing law, survive termination of these Terms.
